Rent includes 24/7 studio access, free Wi-Fi, free parking, and use of shared common room and kitchenette facilities (see more of our amenities). Electricity is metered separately and purchased either from the office or online as needed.

Yes - two to know about upfront. There’s a one-off refundable deposit equivalent to one month’s rent, and an annual membership fee of £95, due when you join and then every February for the duration of your stay.

Yes, a refundable deposit equivalent to one month’s studio fee secures your space and takes it off the market. It’s returned when you leave, provided the studio is left in its expected condition.

Yes. a one-time £50 waiting list fee holds your place; you’ll be contacted directly as soon as a matching studio becomes available. If you go on to rent with us, the £50 comes off your deposit; if you no longer need the list, £45 is refunded.
Studio types & sizes

The Yellow, Red and Green sections are different areas on the same building, and the Blue section is a separate building, all on the same site. Each section has its own character - for example, Blue studios are in a wooden building with high ceilings, and Green studios emphasise natural light and eco-friendly design. All sections include 24/7 access, free parking, and Wi-Fi; browse each section’s page for specific layout and light details.

No, studios are provided empty. You’re free to fit them out however suits your practice.

Yes, you can share your studio with other artists you already know. Alternatively, you can join a shared studio with a resident artist. Everyone using the space needs to complete a Health & Safety induction before moving in.
The renting process

Contact our team to discuss what you’re looking for, and we’ll invite you to view suitable available studios. Once you’ve found the right space, a refundable deposit (one month’s rent) secures it, followed by a quick Health & Safety induction - then you get your keys.

Yes, viewings are by appointment and can be arranged from Monday - Friday, 9am-4pm. Contact us to arrange a time.

Contracts run on a monthly-rolling basis - the minimum stay is one month, with one month’s notice required when you leave. There’s no long-term commitment.

Yes - as your practice grows or changes, you can enquire about moving to a different section or size, subject to availability. The monthly rolling contract is designed to let you scale up or down as needed.

It’s a short walkthrough before you move in, covering fire safety, general site rules, and anything specific to your studio. It’s required for anyone using the studio, including studio sharers.

Yes, studios are accessible 24/7, 365 days a year, including weekends and holidays.

The studio office is open Monday-Thursday 9am-5pm and Friday 9am-4pm. Closed Saturday and Sunday. Studio access itself is unaffected by office hours - it’s 24/7 regardless.

Generally yes - a low noise policy applies to protect studio neighbours. Loud activities are restricted during the day but allowed with discretion between 7pm and 10am. Artists working with loud machinery may face some limitations depending on the space.

Yes, free parking is included for both you and your visitors.
Suitability for your practice

Suitability depends on the specific studio and section - some spaces are better equipped for kiln use, ventilation, and wet work than others. Let us know your medium when enquiring so we can match you to a suitable studio.

Spray painting is not allowed inside of the studios, but there is a covered area outside that can be used for spray painting. Some studios have better ventilation than others for processes like resin casting. Flag this when you enquire so we can point you toward a suitable space, and this will also be covered in your Health & Safety induction.

Ceiling height, floor loading, and access (including lift access in some sections) vary by studio - Red studios, for example, have lift access for higher floors. Tell us the scale of work you’re producing and we’ll help identify studios with suitable clearance and access.

A wide range - painters, sculptors, ceramicists, photographers, textile artists, jewellers, printmakers, illustrators, milliners, fashion designers, and everything that can be considered creative are all part of our community. However, for musicians, we only have a very limited amount of spaces that could be suitable for that practice - enquire us to see if we have anything available.

Yes, you’re welcome to run public classes or workshops from your own studio space.

Yes, visitors are welcome, and free parking is available for them too. Many artists also welcome visitors during open-studio events and the Wimbledon Art Fair.

An open-studios biannual fair held on-site where resident artists exhibit and sell work directly to over 10,000 visiting collectors a year, with 0% commission taken on sales. Learn more about exhibiting at Wimbledon Art Fair here.

Yes - resident artists get access to workshops, seminars, and mentoring through our Career Development Programme, plus the option to sell work through our online shop.
